Housing Needs Study

Main report July 2005

Executive summary:

The Planning Department has recently commissioned a number of research reports which form part of the evidence base for the Local Development Framework (LDF). These studies will be used in the development of the LDF Core Strategy and Development Planning Documents (DPDs).

The Housing Needs Survey was conducted by Fordham Research and published in July 2005. The study was designed to assess the future requirements for both affordable and market housing.

It drew on a number of sources of information including interviews with 1,250 households, interviews with local estate agents and letting agents and a review of secondary data. The report estimates that an additional 3,741 affordable dwellings per annum are required in the borough if all housing needs are to be met.

There is a shortfall of all sizes of affordable housing properties in the borough but the shortage relative to supply is greatest for four bedroom properties. The report includes data on the needs of particular groups, (for example, older persons, disabled people and black and minority ethnic households), intermediate and key worker housing, and affordability/financial information.
