Regulations.

How can I obtain Building Regulations
Approval?
To obtain Building Regulations Approval you will need to submit
either a Building Notice or a Full Plans application to the
Department.
Full plans require the
submission of all relevant drawings and allow the entire scheme to
be approved giving more confidence for building operations. Work
may however start prior to approval being given.
A Building Notice involves
approval as the work progresses. If you decide to use this
procedure you need to be confident that the work will comply with
the Building Regulations or you will risk having to correct any
work you carry out if the Department requests it. Generally a
Building Notice is best suited for small building work.
A Full Plan application is always
required unless you are intending to carry out work in the
following:-
A single family dwelling house, or
The work is in a flat or maisonette and
does not involve the common parts of the building.†
In these cases a Building
Notice application is acceptable. Full plans can be
submitted if desired in all cases.
†. Note in this case, in some buildings the
internal hallway provides fire protection to the common parts of
the building, therefore work to the internal hallway could require
a Full plan application.
