Conditions and reasons:

The proposed infill development would result in the loss of an existing open and garden area and would intensify existing development in this densely developed housing estate to the detriment of residential amenity. The new building would appear out of keeping with the architectural design of the existing buildings to the detriment of visual amenity. The harmful impact of the development would not be balanced by the new communal garden proposed under application reference PP/06/00200. Therefore, the development is considered contrary to Council policy as stated in the Unitary Development Plan, in particular Chapters 4, 5 and 7, Policies CD23, CD27, CD30, CD36, H7, LR14 and LR15.
