The proposed development, by involving the loss of a social and community use, is contrary to Policy set out in Chapter 9 of the adopted Unitary Development Plan, in particular Policies STRAT 44, SC2, SC3, SC6, and SC8, and contrary to policy set out in Chapter 5 of the Plan, in particular Policies H2 (b) and H5.

The proposed new housing, due to its detailed design, scale, materials and form, in particular its frontages to Glebe Place and Old Church Street, would be harmful to the character and appearance of the Cheyne Conservation Area, contrary to Policy that is set out in Chapter 4 of the adopted Unitary Development Plan, in particular Policies STRAT 10, CD57, CD61, CD 62, CD63, and CD80.

3)

The proposed redevelopment, by creating a new access for vehicles onto Old Church Street, would add to existing traffic and on street parking difficulties in Old Church Street and in adjacent streets, contrary to Policy that is set out in Chapter 7 of the adopted Unitary Development Plan, in particular Policies TR36 and TR42.
