1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
1:10 elevations and 1:5 sections of all new glazing depicting the glazing thickness and relationship between glazing and glazing bars.
1:5 section of extension depicting attachment to the listed building.
Sample of rendered finish to new extension.
A plan depicting the new arrangement of the rainwater goods and soil pipe, highlighting materiality and retained historic fabric/new elements.
1:5 sections of all changes to external stairs depicting tread profiles and materiality.
An existing and proposed lighting plan
An M&E plan including all new service runs. A method statement for any notching to be included.
1:10 elevations and 1:5 sections of all new fireplaces.
1:10 elevations and 1:5 sections of all new fitted joinery, depicting relationships with cornices/ceilings and skirting boards.
A plan depicting new cornices and cornices for retention. 1:5 sections of all new cornices. Photographs to be included of any existing reference material. A methodology for the replication of any existing cornices.
A plan depicting new skirtings and skirtings for retention. 1:5 sections of all new cornices.
A method statement for the restoration of any historic cornices. A sample should be agreed with the Design & Heritage Officer prior to submission of the condition.
A method statement for the reinstatement of the original room volume to the lobby. Opening up works to be agreed with the Design & Heritage Officer. Photographic evidence of any survival above the suspended ceiling to be provided. Sections to be provided of existing and proposed arrangement.
1:10 elevations and 1:5 sections of new doors to be provided
4)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

5)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

6)
Pipework
No plumbing or pipes other than rainwater pipes shall be fixed on the external faces of the building other than those shown on the drawings forming part of this consent.

7)
Services/ pipes
All rainwater goods/guttering shall be black painted cast metal and so maintained.

8)
Partitions
All partitions hereby granted consent shall be of lightweight construction, easily removable, and be so maintained.
Reason:- To preserve the special architectural character and heritage significance of the listed building and comply with Policy CL4 of the Local Plan 2019.
