1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
Except as required by condition 3, the works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of details
Notwithstanding condition 2, detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
a) a sample panel, in situ, of the brickwork to the extension, showing colour, texture, pointing and facebond;
b) details, including a good quality photograph or sample, of the colour and finish of the metal framing to the fenestration of the new extension;
c) details, including drawings to a scale of at least 1:20, showing the design, construction and finishes of the new metal balcony, stairs and balustrading to the extension; and
d) a method statement for paint removal from plaster cornices.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
4)
Work to match retained fabric
Except as required by condition 5, all new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

5)
Windows and doors in painted timber - except for windows and doors to new extension
Notwithstanding condition 4, with the exception of the new extension, all new external windows and doors hereby permitted shall be timber framed and painted and so maintained.
