1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building .
3)
Submission of Details (LBC)
Notwithstanding the details on the approved drawings / documents, detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) a sample of the glass to be used in the construction of the external facades of the new glazed infill extension;
(b) detailed elevation (scale 1:10 / 1:20 as appropriate) and section (scale 1:5) drawings of the proposed glazed extension, including details of the proposed frames and confirmation of glazing thickness;
(c) sample(s) of all the proposed hard landscaping material(s).

4)
Works to Match - Sample Panel
A sample panel of the facing brickwork (to the proposed retaining walls) showing the proposed colour, texture, facebond and pointing shall be provided on site, and approved in writing by the local planning authority before the relevant parts of the approved works are commenced, and the sample panel shall be retained on site until the work is completed in accordance with the panels so approved.

5)
Removal of paint
All paint shall be removed from the main rear fa╪ade of the building and the side elevation of the historic closet wing, in accordance with the approved drawings/documents, prior to the occupation of the glazed infill extension, and shall thereafter be maintained.

6)
Reinstatement of wall and door
The dividing wall and single doorway between the lower ground floor front room and the hallway shall be installed in their correct positions within 3 months of the date of the commencement of the approved works and shall thereafter be maintained.

7)
Removal of downlights
All downlights shall be removed and the ceilings made good, in accordance with the approved drawings, within 3 months of the date of the commencement of the approved works and shall thereafter be maintained.

8)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
9)
Brick bond
The brickwork bond shall match the original bond on the building.
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Local Plan 2019.
10)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

11)
Partitions
All partitions hereby granted consent shall be of lightweight construction, easily removable, and be so maintained.
