Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

Compliance with approved drawings The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

Motorcycle Parking Within 3 months of the works being completed the applicant shall have entered into the appropriate agreement or license and carried out works to facilitate the reprovision of motorcycle parking within the vicinity.
Reason - To avoid adding to traffic congestion in the immediate area and safeguard the amenity of the area, to accord with policy CT1 of the Consolidated Local Plan.
