The proposed upper floor level rear closet wing extension, because of its increased height and overly large proportions would harm the character and appearance of the individual Grade II* Listed building, the group of properties of which it forms part and the wider Norland Conservation Area, thereby contrary to Local Plan policies CL1, CL2, CL3, CL4, CL9 and CL11 accordingly.

Because of the lack of a sunlight and daylight assessment, the application fails to demonstrate that the living conditions enjoyed by occupiers of neighbouring properties would be protected from material or unacceptable impact, contrary to Policy CL5 of the Local Plan 2019.
