Conditions and reasons:

The proposed development by reason of the design, size and siting of the rear extensions would fail to be subordinate to the host dwelling, be visually too prominent and have an awkward appearance with the host dwelling. As a result the proposed development would not allow the form of the original building to be clearly seen and would fail to preserve or enhance the character and appearance of the Norland Conservation Area. The application therefore fails to comply with the requirements of 'saved' Unitary Development Plan policies CD47 and CD63, Core Strategy policies CL1, CL2 and CL3, the Norland Plan policy N3 and guidance within the Norland Conservation Area Proposals Statement.
