The proposed rear outbuilding by reason of its size and design would represent a visually obtrusive feature in the rear garden and would fail to preserve the character and appearance of the property, conservation area and setting of nearby listed buildings contrary to development plan policy in particular Core Strategy policies CL1, CL2, CL3 and CL11.

The proposed rear building by reason of its size and siting in close proximity to the rear wall of properties on Royal Crescent Mews would result in overshadowing and an increased sense of enclosure which would fail to preserve the living conditions of these occupiers contrary to development plan policy, in particular Core Strategy policy CL5.
