The proposed roof extension by reason of its size, bulk, detailed design and siting would result in an incongruous and unsympathetic addition which would be harmful to the character and appearance of the application property, the terrace of which it forms part and this part of the Norland Conservation Area, contrary to development plan policies, in particular policies CL1, CL2 and CL3 of the Core Strategy (December 2010) and saved policies CD44, CD45 and CD63 of the Unitary Development Plan (May 2002) as well as guidance contained within the Norland Conservation Area Proposals Statement (September 1982).
