The proposed mansard roof addition is insensitive and unsympathetic to the existing parent building and is not in keeping with the style, character, scale, bulk, proportion and rhythm of the main building, having a significant detrimental impact on the level of amenity for the surrounding properties and as such, would not preserve or enhance but would individually spoil and harm the front and rear elevation, the terrace of properties of which this one forms a part and the Norland Conservation Area as a whole and is therefore contrary to the Council's Policies which seek to preserve and enhance the character and appearance of the Borough as stated in the Council's Unitary Development Plan, in particular, Policies CD27, CD33, CD35, CD36, CD44, CD45, CD46, CD50, CD51, CD57, CD61 and CD62.

Relevant Policies Used
You are advised that a number of relevant policies of the Unitary Development Plan were used in the determination of this case, in particular, Policies CD27, CD33, CD35, CD36, CD44, CD45, CD46, CD50, CD51, CD57, CD61 and CD62. Supplementary Planning Guidence (The Norland Square Conservation Area Proposals Statement) and the London Plan were also taken into consideration in the determination of this case.(I51)
