Conditions and reasons:

The proposed conservatory, by virtue of its bulk and projection beyond the established rear building line, and the proposed external staircase would be harmful to the character and appearance of the original property, the terraced row and the wider Norland Conservation Area. This is contrary to the Policies of the Unitary Development Plan, 2002 as amended, in particular 'saved' Policies CD27, CD47, CD57, CD61 and CD61, and also Proposed Submission Core Strategy Policies CL1 and CL2.

2)

The proposed conservatory, by virtue of its position and the design of its side elevations, is likely to cause overlooking and loss of privacy to the occupants of the adjoining residential properties, contrary to the Policies of the Unitary Development Plan 2002 as amended, in particular 'saved' Policy CD35, and Proposed Submission Core Strategy Policy CL5.
