Conditions and reasons:

The proposed timber framed French doors to the front elevation located at basement floor level, by reason of their size, detailed design and positioning would result in harm to the character and appearance of the building and the terrace of which it forms a part and of the surrounding Conservation Area. As such the proposal is contrary to policy expressed in the Unitary Development Plan 2002, as amended 28th September 2007, in particular Policies CD27, CD50, CD51, CD61 and CD62 and contrary to the Supplementary Planning Guidance contained within the Norland Conservation Area Policy Statement (CAPS). The proposal is also considered contrary to the policies contained in the Submission Core Strategy, submitted on 19th March 2010, in particular Policies CL1, CL2, CL3 and CL6.
