Refused despite pre-app advice
To assist applicants in finding solutions to problems arising in relation to their development proposals the Local Planning Authority has produced planning policies, and provided written guidance, all of which are available on the Council's website, and offers a pre-application advice service. Pre-application advice was sought and provided. Unfortunately, this advice was not adhered to. Nevertheless, the Council is ready to enter into discussions with the applicants through the advice service to assist in the preparation of a new planning application.

Please note that the red line on the location plan only surrounds the footprint of the existing infill extension. The site plan therefore does not meet the statutory requirements. The Planning Guidance states the following in relation to location plans: 'The application site should be clearly edged with a red line on the location plan. It should include all land necesssary to carry out the proposed development (e.g land requireed for access to the site from a public highway,visiblity splays, landscaping, car parking and open areas around buildings). A blue line should be drawn around any other land owned by the applicant, close to or adjoining the application site.

The address for the application refers to the 'ground floor flat', however the extension doesn't seem to adjoin 'Flat 2' and the drawings indicate that the proposed extension would be accessed from the communal staircase. Clarification required.
