Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

Compliance with approved drawings The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Window and door in white painted timber - raised ground floor level The window and door hereby permitted at raised ground floor level shall be framed in white painted timber, and be so maintained.
Reason - To preserve or enhance the appearance of the building and/or the character of the area, in accordance with policies of the development plan in particular policies CL1, CL2 and CL4 of the Consolidated Local Plan.

4)

Permission confined to alterations to the openings at rear raised ground floor and lower ground floor All other works and alterations depicted on the submitted drawings do not form part of this permission. All other works need to be implemented and maintained under their perspective permissions and associated conditions.
