The proposed enlarged dormer to the side roof slope by reason of its size, scale and design is considered to be unacceptable in that it would create a visually dominant dormer roof extension that would be a visually obtrusive addition to the subdued side elevation of this building. The proposal would be an unsympathetic roof addition, which would be harmful to the architectural balance and composition of this Listed Building and would fail to preserve the character and appearance of the Conservation Area. As a consequence this proposal is contrary to policies contained within the Unitary Development Plan, most notably Policies CD38, CD39, CD52 and CD53.
