Conditions and reasons:

The proposed full-width rear basement conservatory and reconstruction of an existing ground floor half width conservatory are considered in principle to be unacceptable in terms of siting, design, scale and bulk in that they would not be in character with, nor sympathetic to, the existing Grade II* Listed building, the character and appearance of the Listed Royal Crescent and that part of Norland Conservation Area in which the property is situated. Therefore, the proposal is contrary to the Council's policies as expressed in the "Conservation and Development" Chapter of the Unitary Development Plan, in particular Policies CD25, CD41, CD42, CD44, CD52 and CD53.
