Conditions and reasons:

The proposed use of the premises for short term letting would result in the loss of a permanent residential unit (whether for a period of either two or five years). As such, the proposal would reduce the supply and choice of housing available within the Borough and would fail to contribute towards meeting housing targets and housing needs for the Borough and London as a whole by ensuring a net increase in residential accommodation. Therefore, the proposal would conflict with London Plan policies 3.3 and 3.14, Consolidated Local Plan policies CH1, CH2 and CH3 and the guidance presented in the Mayor's Housing SPG 2016.

The proposed use of the premises for short term letting would introduce an unacceptable non-residential use into a relatively quiet residential area, with a resultant significant and harmful impact on the living conditions of neighbouring occupiers in terms of noise and would conflict with policies of the development plan, in particular Consolidated Local Plan policies CL5 and CF9.
