Conditions and reasons:

The proposed alterations to the rear extension would be insufficient to rectify the harm that the extension causes to the character and appearance of the Norland Conservation Area or to the special historic interest and architectural character of the property, and would legitimise the parts of the rear extension it is proposed to retain. As such, the proposals fail to have special regard to the desirability of preserving the building or the features of historic interest it possesses as required by s.66(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990, and are contrary to policies of the development plan in particular policies CL1, CL3, CL4, CL6 and CL9 of the Consolidated Local Plan.
