Work to match retained fabric All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

3)

Retention of fabric All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

4)

Pipework No plumbing or pipes other than rainwater pipes shall be fixed on the external faces of the building other than those shown on the drawings forming part of this consent.

5)

Services/ pipes All rainwater goods/guttering shall be black painted cast metal and so maintained.

Removal of unlawful joinery and reinstatement of plan form All unlawful joinery / studwork from the upper ground floor front room, the first floor rear room, the second floor rear room and the main third floor rooms shall be removed (as per the approved drawings) and the layout / form of each of these rooms reinstated in accordance with the approved drawings, within 12 months of the date of this consent, and shall thereafter be maintained.

7)

Removal of recessed downlights, speakers and extractor All of the existing recessed lights, speakers and kitchen extractor, which have not been approved under this consent, shall be removed and the ceilings made good within 12 months of the date of this consent and shall thereafter be maintained.

8)

Reinstatement of lath and plaster ceilings and walls The lath and plaster ceilings and walls at the upper-ground and first floor levels shall be reinstated in their correct positions within 12 months of the date of this consent and shall thereafter be maintained.

9)

Reinstatement and repair of cornices All cornices shall be re-instated in their correct positions, and the existing cornices repaired, within 12 months of the date of this consent and shall thereafter be maintained.

10)

Reinstatement of floorboards and skirting boards All floorboards and approved skirting boards throughout the property shall be installed in their correct positions within 12 months of the date of this consent and shall thereafter be maintained.

11)

Reinstatement of fire surrounds and inserts All of the fire surrounds and register grates shall be installed / reinstated in their correct positions within 12 months of the date of this consent and shall thereafter be maintained.

12)

Reinstatement of doors and architraves All of the approved internal doors and architraves throughout the property, and the replacement rear door and sidelights at the lower ground floor level, shall be installed in their correct positions within 12 months of the date of this consent and shall thereafter be maintained.

13)

Reinstatement of dado rails and picture rails All of the approved dado rails and picture rails shall be installed in their correct positions within 12 months of the date of this consent and shall thereafter be maintained.

14)

Reinstatement of newel post, spindles, hand rail and bottom steps to principal staircase The approved newel post, spindles, section of hand rail and bottom steps to the upper ground - first floor staircase shall be installed in their correct positions within 12 months of the date of this consent and shall thereafter be maintained.

Alterations to the front facade The approved alterations to the front facade shall be completed within 12 months of the date of this consent and shall thereafter be maintained.

1)

Listed Building Reminder on Enforcement
You are reminded that no work should commence on implementing this Listed Building Consent until all matters, samples, and details reserved by condition have been submitted to, and approved by, this local planning authority. It is an offence to carry out work to a Listed Building unless all such conditions have been complied with. Any proposed departure from the works specified in the approved drawings should be brought to the attention of the planning department for further consideration before the work is carried out. The Council will use its enforcement powers, including use of Breach of Condition Notices or Prosecution, to ensure compliance with conditions and prevent harm to the special historic character and historic interest of Listed Buildings. You are advised that there is currently a maximum fine of o20,000 if the offence is dealt with summarily, and if the offence is dealt with by indictment the fine is unlimited.

Retain Original Fabric of Building
You are reminded that the original historic fabric of the listed building should be retained unless specifically authorised for removal by the Council as part of a listed building consent. Historic fabric which must be retained would include lath and plaster ceilings and walls, floor boards, original skirting boards, dado rails, cornice, fireplaces, staircases, and any other surviving historic fabric. Where these elements are in poor condition, repair and restoration could be undertaken by competent workmen, with the minimum amount of intervention to the historic fabric. You are reminded that the installation of recessed ceiling lights and speakers in most cases will require listed building consent. Any proposals for these particular works must be first approved by the Council as part of a listed building consent before they are installed within the listed building. To assist applicants in finding solutions to problems arising in relation to their development proposals the Local Planning Authority has produced planning policies, and provided written guidance, all of which are available on the Council's website.
