Conditions and reasons:

1)

The development hereby permitted shall be begun before the expiration of five years from the date of this permission. (C001)
Reason As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions. (R001)

Full particulars of the following shall be submitted to and approved in writing by the Local Planning Authority before the development hereby permitted commences and the development shall not be carried out otherwise than in accordance with the details so approved: (a) the materials to be used on the external faces of the building(s) (d) the treatment of the open land within the site including hard and soft landscaping (k) the provision to be made for the storage and disposal of refuse. All planting, seeding and turfing, forming part of the approved details of landscaping, shall be carried out in the first planting and seeding season following the first occupation of the development or the completion of the development whichever is the sooner and any trees or plants which, within a period of 5 years from the completion of the development, die, are removed, or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size and species, unless the local planning authority gives its written consent to any variation (C018)

The windows shall be timber framed, double hung, sliding sashes, and so maintained. (C075)

The precise position of the north flank wall of the development hereby permitted is reserved for subsequent approval. Full particulars of the following shall be submitted to and approved in writing by the Executive Director, Planning and Conservation, before any development or demolition commences and the development shall not be carried out otherwise than in accordance with the details so approved: i) an accurate survey-based drawing at a scale of not less than 1:20 showing the proposed north flank wall of the building in relation to the existing boundary wall between the site and Nos. 409-415 Fulham Road and the precise position of the rear of these properties and their spread. ii) a further detailed arboricultural survey and method statement indicating the position of tree roots and impact of the north flank wall extension upon the trees, the setting out measures for the protection of these trees during construction and erection of scaffolding, and any proposed works to the crowns of these trees, which overhang the development site.
Reason: In order to ensure the retention of the Tree Preservation Order Lime trees and that they are not adversely affected by the proximity of the development.

1)

Temporary Sleeping Accommodation
This permission does not permit the use of the premises to provide temporary sleeping accommodation, including holiday lets, short lets, or timeshare, or for any purpose specified in Section 25 of the Greater London (General Powers) Act 1973, as amended by the Greater London (General Powers) Act 1983, or as timeshare accommodation as specified in Section 5 of the Greater London (General Powers) Act 1984. Use for such purposes would constitute a change of use requiring planning permission. It is the Council's policy to resist such changes of use, and you are advised that planning permission for such a change of use is unlikely to be granted. (I02)

Demolition (Environmental Prot. Act)
Demolition and building works are subject to the Environmental Protection Act, 1990, and appropriate controls over methods, screening, and protection of site, noise, or hours of work, may be imposed by the Council. Demolition - Codes of Practice
Your attention is drawn to the British Standards Code of Practice for Demolition, and the Environmental Protection Act 1990 relating to nuisances, the observation of which should considerably reduce the risks and nuisance inherent in demolition work (particularly in relation to fire hazards arising from the practice of burning materials on site) both to operatives on site and to the general public.
