Conditions and reasons:

By reason of the design, scale and massing, the proposed mansard roof extension, associated terraces and domestic paraphernalia would appear as prominent additions to the building which would fail to preserve or enhance the character of the building and the conservation area, contrary to Policies CL1, CL2, CL3, CL8, CL9 and CL11 of the Consolidated Local Plan (2015).

The proposed terraces, by reason of their size and siting in relation to neighbouring properties, including the adjoining school, would result in an unacceptable level of overlooking, loss of privacy and noise and disturbance. The proposal would therefore fail to ensure good living conditions for neighbouring properties, contrary to Policy CL5 of the Consolidated Local Plan (2015).
