Conditions and reasons:

1)

Time Limit The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

2)

Compliance with approved drawings The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.

3)

Tables and chairs - Limit on numbers No more than four tables, each with two chairs, shall be placed on the publically maintained area of pavement at any time, and no table or chair shall extend more than 2.4 metres from the frontage of the premises at any time.
Reason - To ensure unobstructed passage of pedestrians on the public footway and accord with the development plan, in particular policy CT1 of the Consolidated Local Plan.

4)

Tables and chairs - Limit on hours The use of the highway for the placing of tables and chairs shall not commence before 08:00 hours and shall cease no later than 22:00 hours on any day. Outside these approved hours the tables and chairs shall be removed from the public highway and no customers shall be served on the public highway.
Reason - To prevent detriment to the living conditions within nearby residential property, and to ensure unobstructed passage of pedestrians on the public footway to accord with the development plan, in particular policies CL5, CT1 and CR3 of the Consolidated Local Plan.

Tables and chairs - No additional obstructions No planters, pots, umbrellas, heaters, or any items other than tables and chairs, shall be placed on the publically maintained area of pavement in front of the premises at any time.
Reason - To avoid clutter on the pavement and ensure unobstructed passage of pedestrians on the public footway to accord with the development plan, in particular policy CT1 of the Consolidated Local Plan.
