Conditions and reasons:

The proposed "slim-line" double glazing would harm the significance of the listed building by removing historic or characteristic single glazing and replacing it with glazing with a different appearance in terms of its reflective appearance and modern features such as spacer bars and either stuck-on glazing bars or wider glazing bars to accommodate the two panes of glass.

2)

Lack of information on the proposed new / repaired ceiling, location of kitchen units and related services (such as lighting, ventilation and drainage), and lack of information on the existing render type which should be matched.

3)

The removal of historic fabric and the introduction of a stainless steel deck to the front balcony will harm the appearance and the significance of the listed building by introducing a modern alien material to the Regency facade.
