The proposed change of use to B8 Use Class would provide opportunities for alternative, more intensive operations within the B8 Use Class, contrary to policies CT1 of the Consolidated Local Plan (2015).

The proposed change of use to B8 would negatively impact upon amenity of the occupiers of neighbouring properties with regards to an undue increase of noise generated by a significant increase in vehicle movements of different type and size of vehicles accessing and egressing the site, contrary to policies CL5 of the Consolidated Local Plan (2015).
