1)
Time Limit
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.
2)
Compliance with approved drawings
The development shall not be carried out except in complete accordance with the details shown on submitted plans
Reason - The details are material to the acceptability of the proposals, and to ensure accordance with the development plan.
3)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) New front double height window to studio 2, consisting of elevation, joinery profiles and glazing details a scale of no less that 1:10.
(b) External option of insulating wall between bathroom and rear alley, at a scale of 1:20 (Note: details not required for internal option).
Reason - To preserve the special architectural interest and heritage significance of the building and the character of the area in accordance with policies of the development plan, in particular policies CL1, CL2, CL3, CL4 and CL6 of the Consolidated Local Plan.

Windows and external doors - Painted timber
All windows, doors and framing hereby granted consent shall be of white painted timber and windows shall have a bevelled putty finish and no trickle vents, and be so maintained.
Reason - To preserve the special architectural interest and heritage significance of the building and the character of the area in accordance with policies of the development plan, in particular policies CL1, CL2, CL3, CL4 and CL6 of the Consolidated Local Plan.
5)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.
