Fast Track Application Service

Overview

The Fast Track Application Service is an optional service that speeds up the administration and review of certain types of applications. Faster processing ensures a swift review of your application without impacting the recommendation or decision. The fast track services available include: 

Fast track services for planning applications are now available. Contact us to enquire about the service.

  • validation of application within one working day of receipt of the fast track fee
  • determination of householder applications within two working days following on from the end of the consultation period (usually within 28 days)
  • determination of householder applications that require public consultation within two working days following on from the end of the consultation period (usually within 28 days)
  • determination of lawful development certificate applications within 10 working days following receipt of the fast track fee
  • determination of lawful development certificate applications that do not require public consultation within 10 working days following receipt of the fast track fee

The statutory consultation requirements will still apply to relevant applications. If the recommendation is to approve, the decision will be made under delegated authority, if fewer than three valid planning objections are received, and the application is not called in to the Planning Applications Committee by a councillor.

Whilst the officer’s recommendation will be provided within the above time frames in any event, the necessary referral of an application to the Planning Applications Committee will extend the determination period. 

How to apply

Requests for the fast track service should be made prior to or at submission of the application. In some circumstances, we may accept requests for the fast-track service after this but usually no later than three working days from submission. 

Each request must include the following details:

  • application type 
  • proposed development 
  • Planning or Planning Portal reference number 
  • site address

Allow at least 24 hours for us to review the request.

Each request will be individually assessed, and confirmation will be provided as to whether we can offer you the fast-track service before we consider your application. We reserve the right to refuse requests subject to resources, availability and the complexity of the application. 

If we accept your request, you will be required to make payment within one working day. If it is not received within this period, we reserve the right to refuse the request. 

Fast track services and costs

Fast track charges are payable in addition to the application fees payable under the Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site visits) (England) Regulations 2023. 

The types of applications we accept fast-track requests for include: 

  • householder applications
  • certificate of lawfulness
  • advertisement consent applications
  • shopfront alterations
  • non-material amendment applications (Section 96)
  • other types of applications we may accept on a case-by-case basis include:
  • discharge of conditions applications
  • minor material amendment applications (Section 73)
  • minor full planning applications

Table of fees

All fast track applications (plus statutory fee) cost £824 including VAT.

Fast track payments can only be made once we have received and accepted the fast-track service request. We will send you details of how you can pay.
