Report a private sector housing problem
Tell us about a private sector housing problem or get advice about your privately rented property.
We cannot help with issues relating to RBKC tenanted properties or most freeholder or leaseholder properties.
Before you start
You will need to tell us:
- the type of problem
- the address of the property
- a full description of the problem or advice you need
- your contact details
- the 6-digit reference number and your contact details if you have reported it before
- any evidence that you have reported this issue to your landlord and/or managing agent and given them time to remedy the problem, including photos, videos or reports
- your landlord and/or managing agent contact details including email and telephone number (as applicable)
You should report the issue to you landlord or housing association before you contact us. If you have not, this may delay our ability to help you.
Things you can report
You can report problems such as:
- advice or information about HMO licensing
- an unlicensed House in Multiple Occupration (HMO)
- damp and mould
- disrepair in a private rented property
- disrepair in a rented housing association property
- drainage
- electrical safety
- empty properties
- fire safety
- gas safety
- landlords/professionals to submit documentation relating to rented properties
- landlords/professionals to request advice/information
- rubbish
- self neglect and hoarding issues or referrals
- severe pest problems not being resolved by landlord
What will happen to my report?
We will email you to confirm we have received your report and are dealing with it.
We aim to contact you within 48 hours.
We may ask you to provide more information or evidence such as pictures or videos before we decide on the next steps.
For urgent or emergency cases, an officer will contact you and arrange a visit within 48 hours.
We will make up to 3 attempts to contact you. If we cannot reach you and you do not respond, we will close your case.
If the problem continues, you can submit a new enquiry.
If we need to visit your property
We will arrange a time to visit you as soon as possible. We aim to visit within 14 working days of receipt of your report.
In most cases, you will need to notify your landlord in advance.
