By virtue of their location, height, depth, design, and materials the proposals would harm the character and appearance of the conservation area and the appearance of the individual building. As such the proposals would conflict with Local Plan policies CL1, CL2, CL3, CL9 and CL11.

By virtue of their height and location the proposals would harm the living conditions of neighbouring occupiers in terms of the sense of enclosure and conflict with Local Plan policy CL5.
