The proposed side extension, by reason of its height and massing, would result in the partial infilling of the gap between numbers 16 and 17 Lansdowne Crescent and would therefore fail to preserve or enhance the character and appearance of the property or the wider Ladbroke Conservation Area within which it is located. There are no public benefits which would outweigh the harm of which this development would result to the detriment of the character and appearance of the property and those of the Ladbroke Conservation Area. The proposal is therefore contrary to Local Plan Policies CL1, CL2, CL3, CL9 and CL11 and the Ladbroke Conservation Area Appraisal.
