Conditions and reasons:

1)

The development hereby permitted shall be begun before the expiration of three years from the date of this permission. (C001)
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions. (R001)

The development hereby permitted shall not be carried out except in complete accordance with the details shown on submitted plans, (C068)
Reason - The details are considered to be material to the acceptability of the proposals, and for safeguarding the amenity of the area. (R068)

3)

No development shall take place before a scheme of sound insulation, designed to prevent the transmission of excessive airborne and impact noise between the dwellings has been submitted to, and approved in writing by the Local Planning Authority. The scheme must have specific regard to airborne and impact noise between the bedrooms in Flats A & F with the bathrooms Flats C & H; the living rooms in Flats A, B, F & G with the bedrooms in B, G, D & L in residential use. The sound insulation shall be installed and maintained only in accordance with the details so approved. None of the dwellings shall be occupied until the approved insulation scheme has been fully implemented.
Reason - To safeguard the amenity of neighbouring property. (R052)

Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work is begun: (a) details of cycle storage; (b) details of panelled timber rear door. (C208)

Thames Water will aim to provide customers with a minimum pressure of 10m head (approx 1 bar) and a flow rate of 9 litres/minute at the point where it leaves Thames Waters pipes. The developer should take account of this minimum pressure in the design of the proposed development.
