Lots Road
Lots Road is poised for a multi-million-pound transformation over the next five years.
There are several projects being worked on simultaneously to improve and enhance the area, in keeping with our promise to create amazing spaces across the borough for our residents.
This includes street cleaning and highways depot consolidation, creek wall works, public realm upgrades and the wider Lots Road South scheme. Lots Road South will deliver new homes including extra care homes, community centre space, affordable workspace and areas for businesses and traders.
This page explains what is happening now, what residents may notice, and how the different projects fit together.
Current works at 77 Lots Road
We are carrying out preparatory works at 77 Lots Road and the surrounding depot area to support the next stage of the Lots Road improvements works. These works include:
- minor improvements to the former car pound area including partial resurfacing and replacement of portacabins to facilitate temporary highway depot use
- demolition of the vacant building at 77 Lots Road
- creation of a new gated depot access road
- consolidation of the highways and street cleansing facilities
What residents may notice
- temporary suspension of a small number of parking bays on Lots Road
- changes to the footpath adjacent to 77 Lots Road
- new temporary hoarding around part of the pavement in front of 77 Lots Road
- construction activity around 77 Lots Road, the existing depot behind it, and the former car pound
- some temporary traffic management measures will be in place to help keep the area safe while construction is under way
Why the works are happening
These works are needed to bring depot functions together more efficiently and prepare the site for future phases of the Lots Road programme. The depot consolidation will bring highways and street cleansing functions together in one location, while the new access road will support the consolidated depot.
The existing salt store adjacent to the depot areas is being permanently relocated off site as part of this process.
Chelsea Creek river wall
Separate from the depot enabling works, Mount Anvil, our Lots Road South development partners, have carried out site investigation works in the Chelsea Creek.
The investigation findings will help inform works to deliver a new flood defence wall and ecology enhancements along Chelsea Creek.
The current target is for the construction to begin in the first quarter of 2027. These works are intended to support flood protection, improve environmental resilience and contribute to future creekside improvements; ensuring the biodiversity and environmental requirements are considered.
Public realm improvements
We have also developed a package of public realm improvements using Section 106 funds, which are collected from developers planning approval contributions, for the wider area. These include replacement heritage-style lighting columns, new street trees and streetscape upgrades along Lots Road, as well as greening on Burnaby Street and Tadema Road.
The draft designs are being refined, and residents will be invited to formally consult on the options later this year.
Lots Road Open Space
We are also delivering a new Open Space at Lots Road on Cremorne Wharf. Alongside this, repairs will be carried out to the existing Cremorne Wharf river wall to help maintain flood defences.
Most of this work will be carried out from the river and we expect very little traffic impact on Lots Road.
Lots Road South
The Lots Road South site is part of a wider improvement plan for the Lots Road area and forms part of Phase 3 of our c New Homes Delivery Programme. Mount Anvil are our development partner and bring specialist experience, expertise and funding to the scheme.
The site is in the south-western corner of Kensington and Chelsea and overlooks Chelsea Creek, with the surrounding area including pubs and cafes, design studios, other businesses, low-rise Victorian houses and the Lots Road Power Station development.
Proposals for the site currently include 274 sustainable, high-quality homes, including 118 social rent homes and 156 homes for sale. The scheme also includes affordable workspace, a flexibly designed community centre space, other commercial spaces, widened pavements, a creekside promenade and a new community square.
A resolution to grant planning permission has now been secured for the site from both Kensington and Chelsea Council and Hammersmith and Fulham Council.
Scheme development
Mount Anvil has worked with the local community to develop the design of the scheme.
This has included four rounds of consultation since July 2023, with feedback used to update the emerging proposals at each stage. A Lots Road South Design Guide was produced to inform the design and planning approach for the site.

Other considerations
The Lots Road Auction House, previously based on the Lots Road South site, has relocated to The Piper Building in Hammersmith and Fulham. Mount Anvil has been working to ensure there is the opportunity for Auction House to return to space at Lots Road once the scheme is finished.
