Enforcement of Conditions (PP)
Your attention is drawn to the Conditions of this Permission and to the Council's powers of enforcement, including the power to serve a Breach of Condition Notice under the Town and Country Planning Act 1990, as amended. All Conditions must be complied with. If you wish to seek to amend a Condition you should apply to do so under s.73 of the Act, explaining why you consider it is no longer necessary, or possible, to comply with a particular condition.

Variations to Approved Drawings
Planning permission is hereby granted for the development as shown on the approved drawings. Any variation to the approved scheme may require further permission, and unauthorised variations may lay you open to planning enforcement action. You are advised to seek advice from the Directorate of Planning and Borough Development, before work commences, if you are thinking of introducing any variations to the approved development.

Care in the Conservation Area
This property is within a Conservation Area. All building works should, therefore, be completed with great care. External facing work and detailed treatment should be finished in a manner sympathetic to the existing building. If there is any doubt about the way in which work should be carried out, you should seek the advice of the Directorate of Planning and Borough Development.

GTD/Pre-app/At submission Est.G/No amend
To assist applicants in finding solutions to problems arising in relation to their development proposals the Local Planning Authority has produced planning policies, and provided written guidance, all of which are available on the Council's website. A pre-application advice service is also offered.
The scheme was submitted in accordance with advice provided through pre-application discussions.

Building Regs - Separate Approval
Separate approval for the works hereby granted permission/consent may be required by the Building Act 1984 and the Building Regulations 2000 (as amended), and the grant of planning permission does not imply that such approval will be given. The Director of Building Control, Town Hall, Hornton Street, W8 7NX should be consulted before works commence.

All spaces within the Community Centre including meeting and reading rooms, as required shall comply with the recommendations for internal noise levels as per BS 8233:2014.

Advertisement Consent May Be Required
Any Advertisements to be erected at the premises may require consent under the Control of Advertisement Regulations 2007. You are advised to consult the Directorate of Planning and Borough Development.

Means of Escape - Separate Approval
Any proposals for external fire escapes, exit housings, roof walkways, or safety railings arising from the requirements of approved document B of the Building Regulations 2010 may require further planning permission, and approval under those Regulations does not imply that planning permission will be granted. The Directorate of Planning and Borough Development will be pleased to advise on the implications of any such changes.

Withdrawal of PD Rights
Attention is drawn to condition 10 of this approval, the effect of which is to withdraw permitted development rights in respect of the defined type of development which would, otherwise, not require planning permission. You are advised to seek the advice of this planning authority before undertaking any other development in the future in order to ascertain whether planning permission is required and the likelihood of such permission being granted.

Projections over Highway
Your attention is drawn to the statutory provisions relating to projections over the public highway. Doors, windows, or gates close to the edge of the public footway must be designed to open inwards. Projections over the highway of any kind require additional consent and are only approved in exceptional circumstances and consent must be obtained before the commencement of such work. Waste Storage Advice
You are advised to consult the Director of Waste Management and Leisure, Council Offices, Pembroke Road, W8 6PW on the provision of facilities for the storage and disposal of refuse. There is a code of practice available and advice can also be given on certain aspects of industrial and commercial waste as well as household waste. The Council operates a trade refuse service on a rechargeable basis.

Your attention is drawn to BS 8300: 2001 `Design of Buildings and their Approaches to meet the Needs of Disabled People' (Second edition, Feb 2009) regarding the design of buildings and their approaches to meet the needs of disabled people. This Code of Practice provides detailed guidance on good practice in the design of both residential and non-residential buildings.
