1)
Time Limit
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - As required by Section 91 of the Town and Country Planning Act 1990, to avoid the accumulation of unexercised Planning Permissions.

Hours of operation
No setting up of stalls shall take place before 07:00 hours and the site shall be cleared by 14:00 hours. No market trading shall take place other than between 09:00 hours and 13:00 hours on Saturdays and no trading shall take place at any other time, or any other day of the week.
Reason - To prevent any significant disturbance to residents of nearby properties and comply with development plan policies, in particular policy CL5 of the Consolidated Local Plan.
3)
Area of market
The market hereby approved shall only operate from the area identified on the drawing hereby approved, and shall not operate in any other part of the site.

4)
No music audible outside market area
No music, musical instruments, or loudspeakers shall be played or used within the area forming the subject of this permission so as to cause noise nuisance to occupants of neighbouring properties.
Reason - To prevent any significant disturbance to residents of nearby properties and comply with development plan policies, in particular policy CL5 of the Consolidated Local Plan.
5)
Use as a food market
The site the subject of this permission shall not be used otherwise than as a Farmers' Market selling fresh produce and food products and shall not be used for the sale of any other products or used for any other purpose within Class A1 of the Town and Country Planning (Use Classes) Order 1987, (as amended), or any Order revoking and re-enacting that Order with or without modification.
Reason - Permission is granted on this basis because of the special nature of the proposed retail use and the puiblic benefits provided through the increased choice it offers to local residents in terms of fresh produce. Other retail uses may have additional impact on residents or provide less public benefit.
6)
Number of stalls permitted
The number of stalls trading from the site at any one time shall not exceed 30.

7)
No nuisance (noise/smell etc)
No process shall be carried out pursuant to this permission so as to cause detriment to the amenity of adjacent property, or of the immediate area, by reason of noise, vibration, smell, or smoke.
