The proposal, by reason of its location, layout, mode of operation and associated movements, would result in undue noise and disturbance, which would cause harm to the amenities of surrounding residents, contrary to the Council's Development Plan policies, in particular Core Strategy policies CL5 and CE6.

The proposal, by reason of its location, mode of operation and associated movements would cause congestion and disruption on street and would detrimentally affect the safety and free flow of pedestrian and vehicular traffic. The proposal is therefore contrary to the Council's Development Plan policies, in particular Core Strategy policy CT1.
