By reason of the proposed design and height, the extension would be out of keeping with the appearance of the existing building and diminish an important gap, to the detriment of the character and appearance of the Hans Town Conservation Area and the special architectural or historic interest of the listed building. Therefore it is contrary to Council policy as stated in the Unitary Development Plan, in particular Chapter 4, Policies CD27, CD47(i) and (k), CD61, CD62, CD65 and CD66, and in supplementary planning guidance the Hans Town Conservation Area Proposals Statement, in particular pages 120-122.
