The proposed roof addition by virtue of its relationship to the existing building and the terrace of which it forms part will be detrimental to the character and appearance of this building and the surrounding conservation area. Therefore the proposal is contrary to Council Policy as stated in the Development Plan, in particular in the Unitary Development Plan Chapter 4 Policies CD27, CD44, CD45, CD50, CD55, CD61 & CD62.

The proposal would result in a loss of daylight, outlook and an increased sense of enclosure to the detriment of the current residential amenity of the occupiers of neighbouring properties in Ovington Gardens. Therefore the proposal is contrary to Council Policy as stated in the Development Plan, in particular in the Unitary Development Plan Chapter 4 Policies CD33 & CD36.

The proposal would result in the loss of the existing roof structure which together with those at the adjoining properties contributes to the character of this part of the conservation area and the mews houses. Therefore the proposal is contrary to Council Policy as stated in the Development Plan, in particular in the Unitary Development Plan Chapter 4 Policies CD50, CD55, CD61 & CD62.
