Conditions and reasons:

By reason of its height, bulk and design, the proposed extension to the closet wing to the rear of 10 Egerton Terrace would be incongruous and harmful to the property and the terrace as a whole, would not allow the form of the original rear elevation to be seen and would not preserve the integrity of the building or its setting. As a result the extensions would not preserve or take opportunity to enhance the character and appearance of the conservation area. Therefore the proposal is contrary to Council Policy as stated in the Development Plan, in particular in Core Strategy Policies CL1, CL2, and CL3 and 'saved' policy CD47(c) of the UDP, the National Planning Policy Framework and English Heritage's "London Terrace House 1660-1860', and the Thurloe Estate and Smith's Charity Conservation Policy Statement.
