Conditions and reasons:

1)

The two storey side extension, by reason of its size, design and siting, would overwhelm, dominate and detract from the existing building, would break up the uniformity and simple continuity of the terrace of which it forms part and would appear unsightly and unwieldy in the street scene and wider area. On this basis the proposal would fail to meet the aims and objectives policy, including in particular Core Strategy policies CL1 and CL2, 'saved' Unitary Development Plan policies CD47 and CD49 and the National Planning Policy Framework.

2)

The proposal would result in the loss of a healthy cherry tree that contributes to the character and appearance of the townscape and the amenity values of residents. The proposal would therefore be contrary to policies, in particular Core Strategy policy CR6 and the Trees and Development Supplementary Planning Document.
