The proposed bay window by virtue of its height, width, materials, projection, design and location, would harm the character and appearance of the conservation area and the character of the individual building. It is therefore contrary to Council policy in particular Core Strategy policies CL1, CL2, CL3 and CL6 as well as 'saved' UDP policy CD63 and the recommendations of the Hans Town Conservation Area Proposals Statement.
