The proposed conservatory at rear half landing level between ground and first floor levels, by reason of its bulk, size, siting and position does not represent a subordinate addition to the Grade II listed building, would not allow the original form of the building and would be harmful to the special architectural character and historic interest of the listed building and the terrace to which it adjoins. As such the proposal is considered contrary to this Council's planning policies as contained in the Core Strategy, in particular Policy CL4.
