The proposed roof terrace is an uncharacteristic alteration which fails to respond to the context of the surrounding townscape and would harm the street scene, would not be subordinate to the original building by virtue of its prominent roof top positioning and would harm the integrity of the original building. Therefore, the proposal fails to comply with Core Strategy Policies CL1, CL2 and ' saved' UDP Policy CD46.

2)

The proposed roof terrace would harm the living conditions of neighbours because of overlooking and increased noise and disturbance. The proposal fails to comply with Core Strategy Policy CL5 and 'saved' UDP Policy CD46.
