Decision details

This case has not yet been decided.

Decision: Refuse Planning Permission/Consent
Decision date: 09 Aug 2013
Conditions and reasons:

1)

The proposal, because of the additional height created by the mansard roof, would result in a visually dominant building which would harm the streetscene, failing to respond appropriately to the host building and surrounding context, harming views within the Hans Town conservation area. As such the proposal would fail to preserve the character or appearance of the conservation area and would result in less than significant harm to the heritage asset. Therefore the proposal fails to comply with the Council's adopted planning policies, in particular Core Strategy Policies CL1, CL2, CL3 and 'saved' UDP Policies CD44, CD45 and CD63, as well as guidance within the National Planning Policy Framework.

Informatives:

1)

Nevertheless, the Council is ready to enter into discussions with the applicants through the advice service to assist in the preparation of a new planning application.
