Conditions and reasons:

The proposed dormer would introduce an alteration at roof level to a roofline which is largely unimpaired by extensions. Also by reason of its size, the proposal would harm the appearance of the host property and the terrace of which it forms part, and would fail to preserve the conservation area. The proposal is therefore contrary to development plan policy in particular saved UDP policy CD44, CD45, CD63 and Core Strategy policies CL1, CL2 and CL3.
