The retention of the slate roof tiles by reason of the materials used would fail to preserve the character and appearance of the building, the terrace in which it forms part of and the conservation area. Therefore, the alteration to the roof is not in compliance with policies of the Development Plan, in particular policies CL1, CL2, CL3 and CL6 in the Core Strategy.
