The proposed extension due to its height, bulk and mass creates a series of incongruous additions of varying heights and depths that fail to remain subservient to the original building. The proposal would therefore does not respect the appearance of the property and would fail to preserve or enhance the character or appearance of the conservation area. The proposal would not comply with policies outlined in the Core Strategy, in particular CL1, CL2 and CL3, and policies outlined in the Unitary Development Plan, in particular CD47, CD48 and CD63.

The applicant has failed to demonstrate that the mass and bulk of the proposed extension would not cause significant harm to neighbouring amenity in terms of sunlight and daylight. The proposal therefore does not comply with policy CL5 of the Core Strategy.

The proposal due to the increase in the height of the boundary would create a significant and unacceptable increase in sense of enclosure to the detriment of neighbouring amenity. The proposal therefore does not comply with policy CL5 of the Core Strategy.
