1)
Time limit
The works hereby granted shall be begun before the expiration of three years from the date of this consent.
Reason - As required by Section 18 of the Planning (Listed Buildings and Conservation Areas Act) 1990, to avoid the accumulation of consents.
2)
Time limit for removing unauthorised works
Notwithstanding condition 1, within four months of the date of this permission, the softwood stained trellis and lean to structure noted to be removed on Existing Elevation 4 (EX02 Rev B) and Existing Elevation 3 (EX01 Rev B) shall be removed in their entirety. For the trellis noted on the roof of the side addition this will include in all their entirety all remaining reflective backing, corrugated plastic roof covering and wooden supporting posts, to ensure the resulting works correspond with Proposed Elevation 4 (GA02 Rev C) and Proposed Elevation 3 (GA01 Rev B), and are thereafter mantained.

3)
Compliance with drawings
The works forming the subject of this consent shall not be carried out except in complete accordance with the details shown on submitted plans and shall be so maintained.

4)
Submission of details
Detailed drawings or samples of materials as appropriate, in respect of the following, shall be submitted to and approved in writing by the local planning authority before the relevant part of the work is begun, and the works shall not be carried out other than in accordance with the details so approved and shall thereafter be so maintained:
(a) Sample of natural slate
Reason - In order to safeguard the special architectural or historic interest and heritage significance of the building and comply with policy CL4 of the Consolidated Local Plan.

Sample panel of pointing required
A sample panel of pointing to the brickwork shall be provided on site, and approved in writing by the local planning authority before the relevant parts of the approved works are commenced, and the sample panel shall be retained on site until the work is completed in accordance with the panel so approved.

6)
Work to match retained fabric
All new works and works of making good to the retained fabric, whether internal or external, shall be finished to match the adjacent work with regard to the methods used and to colour, material, texture, and profile.

7)
Retention of fabric
All existing fabric including existing wall and ceiling plasterwork shall be retained, unless notated otherwise on the drawings approved under this consent.

8)
Services/ pipes
All rainwater goods/guttering shall be black painted cast metal and so maintained.
