The proposed extensions, by reason of their height and bulk, would harm the appearance of the buildings and the terrace in which they are situated and would be detrimental to the character and appearance of the Conservation Area. The proposal is therefore contrary to the Council's policies, as set out in the Unitary Development Plan, in particular, Policies CD41, CD52 and CD53.

The proposed extensions, by reason of their height, bulk and proximity to residential accommodation to the rear at No. 13A Portobello Road, would cause an undue cliff-like effect, and sense of enclosure to the occupants of No. 13A Portobello Road. Therefore, the proposal is contrary to the Council's policies, as set out in the Unitary Development Plan, in particular Policy CD41.
